Lenders will back sites with full planning permission ready to go that can show a 25% gross margin on total costs. Together you will create a new SPV and enter into a JV development agreement for the site. The lender will 100% fund the land purchase, SDLT, professional fees and all construction costs (must be on a fixed price contract), whilst you provide the development experience.
